A local development team is planning a 28-story apartment tower in an area of Lincoln Park that’s seeing more and more high-rises.

A venture of Chicago-based Honore Properties and Elmhurst-based Peerless Development is seeking city approval for a 340-unit rental building at 1415 N. Dayton St., which currently holds a four-story loft office building.

The team had initially targeted the property for an adaptive reuse project, like the office-to-residential conversion it’s completing at 811 W. Evergreen Ave., but the building’s configuration proved too challenging. Instead, the developers intend to use air rights from three nearby properties for a much denser development.

The developers hope to win City Council approval for the approximately $145 million project in March. If approved, they plan to start the demolition in a few months, begin construction in the fall and welcome the building’s first residents in spring 2028.

Chicago’s TWISTED SPOKE bar is CLOSING after 30 years in business.

The biker-themed bar in West Town announced the news on social media, saying their lease is up and they plan to spend more time with family and focus on their health and well-being.

Block Club Chicago spoke with the owners, who also cited the high cost of food and labor, not to mention a permanent drop in late night dining after COVID.

The owners put it like this:

“August 31st is the last ride. No more Fatboys. No more wings that could raise the dead. No more Road Rash Mary to cure your sins.

4 Whiskey Wednesdays left. 4 rooftop brunches in the blazing sun. That’s it.”

Neighbors hope to convince the developer to save the building's facade and preserve the architectural unity of one of the last intact blocks of its kind. "Something significant in Chicago’s history is being lost," one neighbor said.
