A lower rate sounds great, but if home prices rise or more buyers jump back into the market, you may end up competing harder and paying more than expected.

That’s why I tell buyers… The goal isn’t to time the market perfectly.

The goal is to understand your numbers, know what you can comfortably afford, and be prepared when the right home comes up

Still have questions about buying in this market?

Drop them in the comments… I’m happy to help.

The housing market isn’t simply “hot” or “cool” right now… it depends on where you live.

National headlines talk about price cuts and slowing demand, but here in Chicago, many well-priced homes are still moving quickly, inventory remains tight, and strong listings can attract multiple offers.

That’s why the headlines can feel so conflicting. Different markets are happening at the same time.

What that means here in Chicago:

If you’re buying:
Be strategic, stay patient, and don’t chase every bidding war. But when the right home appears, be ready to move decisively.

If you’re selling:
Pricing correctly, preparing the home properly, and launching strong still matter if you want top-dollar results.

The national story matters. But your local market matters more.

If you’re trying to make sense of today’s Chicago market, send me a message or leave a comment.

When considering buying in Chicago, you might wonder…
“What neighborhoods should I consider?” 🤔

The truth is… there’s no one-size-fits-all answer. It really comes down to your lifestyle and what matters most to you.

Some people want to be close to downtown and the energy of the city. Others care more about community, quiet streets, or being near parks. And for some, walkability or lake access is non-negotiable.

Don’t just look at homes, look at how you want to live. The right neighborhood will make your daily life feel easier.

If you’re trying to figure out where you fit in Chicago, save this for later or send it to someone who’s planning a move!

Here are a few of my go-to spots in Bucktown, my neighborhood 🏠

From casual dinners to spots I keep going back to, this area has a little bit of everything:

-Le Bouchon

- Club Lucky

- Chef’s Special

- Irazu

- Mirra

One of the things I love most about Bucktown is how easy it is to have great food just around the corner. It’s one of those neighborhoods that really makes day-to-day life feel good.

If you’re exploring Chicago or thinking about moving here, Bucktown is definitely worth checking out!!

Most Chicago buyers I talk to feel overwhelmed right now…

Usually because they don’t understand the process & market clearly.

In 2026, the biggest concerns I hear are:

Limited inventory

Monthly payment shock

Fear of buying at the wrong time

What helps the most:

Focus on the right homes, know your real monthly payment, and think long-term, not just right now. And most of all, have a bit of patience.

Buying doesn’t have to feel stressful when you have the right guidance! 🏡

Comment what’s overwhelming you in the buying process, and I’ll help!

A lot of buyers I talk to say the same thing lately:

“Tim… I’m ready to move, but everything I like sells fast and I’m not seeing much I want.”

Others just feel overwhelmed by the pace of the market and rising prices, and aren’t sure how to approach the process.

In both cases, what usually helps is simple:

a bit of planning and a lot of patience.

Here’s the 3-step approach I give my clients: 👇🏻

Step 1 — Talk to an agent who can give you real context on the market and guide you through the process.

Step 2 — Get pre-approved so you fully understand your financing options in today’s market.

Step 3 — Make a plan together on how to find — and win — the right property.

You don’t need to be an expert.

You just need a plan and the right team to make the process clear and less stressful!

Comment what’s overwhelming you in the buying process, and I’ll help! 👇🏻

Recently helped my client close on their purchase of this solid multi unit in Mayfair. It’s her first investment property and she plans on occupying one unit while renting another to help cover costs & build equity. The listing was overpriced but we got it closed under appraised value, which means she she’ll start off with additional equity. It was a nice win and a pleasure helping my client start her investing journey with a quality property that fit her goals.

Sold this charming coach house unit in Noble Square for full list price. We went under contract between Christmas & New Years and negotiated an extended close for my seller which shows how hot this market has been for sellers. It was a pleasure helping my clients navigate a smooth transaction.
