Home to the University of Chicago and the Obama Presidential Center, the Woodlawn neighborhood will soon have another transformative site in its community-- the redevelopment of the longtime vacant Washington Park National Bank.

The revitalized 70,000-square-foot first-class office building will integrate the historic façade into its modern design, preserving the character and legacy of the original structure built in 1924.

The $40+ million investment will bring much-needed quality office and entrepreneurial space to the community, a state-of-the-art Chicago Public Library, and ground-floor retail space. Once completed, the LEED Silver Certified building will be 6-stories.

The next community meeting for this project will be held at Chicago Public Library- Coleman Branch on Tuesday, December 10 at 5:30 p.m. We welcome all to join us as we gain feedback on what you want to see at Revive 63!

Working closely with community development corporations, local non-profit organizations, and governmental entities to bring high-impact retail, institutional, and professional office projects to Chicago's urban communities is a goal DL3 Realty aims to achieve with every project. This collaborative approach ensures that developments are aligned with community needs and aspirations.

Earlier this week, DL3 Realty’s Alex J. Sparhawk, Esq., Director of Acquisitions & Development, joined forces with the City of Chicago Department of Planning & Development , 20th Ward Ald. Jeanette Taylor, bKL Architecture, and Chicago Public Library to host the first community meeting for the Washington Park Bank Building/Revive63 Initiative.

This meeting was an important opportunity to engage with local neighbors, share the vision for the project, and listen to their valuable feedback. At DL3, we strongly believe that real estate development should not only improve buildings but also strengthen the communities they serve.

A special thanks to Ald. Jeanette Taylor and her team for their support in facilitating the meeting. Their commitment to ensuring the voices of Washington Park residents are heard is truly appreciated.

We are excited to continue working together to bring this revitalization project to life for all in the 20th Ward.

With a family legacy that began over 50 years ago, Leon Walker grew inspired watching his parents build a daycare to help working families on the Southside. He quickly believed he, too, could make an impact.

After graduating from the University of Chicago with both a Master’s in Business Administration and a Juris Doctorate, Leon spent years honing his skills in global banking and commercial real estate. Ultimately, the call of Chicago drew him back home to embrace the values his parents instilled—being a helping hand to the community.

In 1999, DL3 Realty, a Black-owned development firm, was formed and has since made a significant impact throughout Chicago with its development of education centers, professional office buildings, mixed-use housing, call centers, medical districts, and national tenant-anchored retail centers.

The $250,000 award will further DL3’s mission to recruit and train new Black and Brown talent in the commercial real estate industry.

Launched in 2022, the Community First® Diverse Developer Initiative is a three-year commitment to support the various needs of diverse developers in affordable housing.

Families and youth gathered at Park Station in Woodlawn for the First Annual Plant-Based Festival. Community members enjoyed face painting, games, music, food, gardening, and learned about plant-based vendors!

This festival was made possible thanks to the 2024 Transit Station Activation Project grants from the RTA - Regional Transportation Authority - Illinois. Huge thank you to vendors Lillian Augusta, Paragon Aromatics, , and for bringing smiles to the community!

Events like these further DL3 Realty’s mission of enhancing transit-oriented and sustainable developments while also helping emerging and rising entrepreneurs thrive and grow their businesses.

DL3 Realty’s Director of Asset Management Chirayu Patel has been named Certified Commercial Investment Members (CCIM) Illinois Chapter President-Elect for the 2024-2025 term!

As President-Elect, Chirayu will collaborate with the current leadership to ensure a seamless transition and continue the chapter’s commitment to providing premier educational and networking opportunities.

Since 2019, Chirayu has played a key role at DL3, overseeing the financial performance of the firm’s commercial, retail, and mixed-use properties. His responsibilities include drafting investment packages, conducting financial analysis, managing brokerage activities, and ensuring compliance across all projects.

Chirayu holds a Bachelor of Arts in Political Science and Economics from the University of Illinois – Chicago, where he graduated with honors. He earned the prestigious Certified Commercial Investment Member (CCIM) designation after completing $100 million in commercial transactions. Beyond his professional achievements, Patel is dedicated to community service, serving on the boards of the Model United Nations Development Organization and America Needs You.
