What the Renelle has is LOCATION x 3, and very tantalizing VIEWS on the East side of the building facing the Chicago River. And easy access to the ever more exciting River Walk. How the new tax changes affect your rent vs. buy decision: It doesn't. Yes, you will be more limited on what you can deduct from your federal income taxes, but the decision making process is the same. You still have to run the numbers, and make a decision based on your own circumstances (how long you will live there, etc.). But ultimately, every dollar paid in rent is gone, whereas ownership builds equity that has value and forms the corner stone of your net worth. And over time, real estate has been proven to be the wisest investment versus any other. Do you know that Canada does not allow a deduction for mortgage interest or property taxes? Few counties do.

There is lots of new construction in Chicago housing. Much of it however is rental. Of the new construction that is residential condominium, most of that is high-end luxury, deluxe finishes, and in some cases hotel-like amenities. Example...there are approximately ten new condo buildings in the downtown areas (Gold Coast, River North, Lake Shore East and Museum Park). Of the 150 or so listings in the MLS for those buildings, only a handful (less than 10 units), are listed for under a million $$$. And the market for these high end listings is healthy. No. 9 Walton, an ultra-luxe building, is all but sold out. This is the building at Walton and State (delivery in March 2018), that sold the top four unfinished floors to one buyer for over $58 million!!! making it de-facto, the "ne plus ultra" building in Chicago. Re-sales available. Call me.

Visited 1000 S Michigan Avenue yesterday, the pre-construction office of course, I have to say, of all the new buildings, this one is very impressive, and affordable. Specious one bedrooms start in the 500's (K). Of course it's about the view, which are spectacular, but I was also very impressed with the amenities. Call me to schedule a visit.
