Inventory is rising as higher mortgage rates slow buyer demand.

Price reductions have climbed to 42% of active listings nationally, the highest level we have seen in recent Septembers. That means more sellers are adjusting to meet the market.

So which is better for you: selling this fall or waiting until spring?

The honest answer is that it depends on your goals, your neighborhood, and your timing. Waiting does not guarantee a better outcome. It can mean more competition, more inventory, and more uncertainty.

In Chicago, well-priced homes are still moving. Buyers are active, especially for properties that show well and are priced for today's market, not last spring's numbers. The best move is not about timing the market. It is about pricing and positioning strategically for the market you are actually in.

Price reductions are now the clearest signal of a changing fall market.

The nationwide trend is that more homes have taken a price cut than at any point in recent Septembers. Nationally, 42% of active listings have reduced their price from the original list price.

It means that sellers who priced aggressively earlier in the year are now adjusting to meet the market. For those just now entering the market, pricing strategically from the start matters more than ever.

In Chicago, well-priced homes in desirable areas are still drawing strong interest, but overpriced listings are sitting longer and increasingly requiring reductions, which can weaken a seller's position over time.

My suggestion is for sellers to get ahead of the curve. Price with the current market in mind, not last spring's numbers. Buyers, remember this trend may create more negotiating room, but the best properties still move quickly.
