-Closings for single family homes were down 50% (48 vs. 24)
-Closings for attached units were down 77% (9 vs. 2)
-New listings for single family homes were down 50% (76 vs. 32)
-The average sales price was down 3.8% ($695,000 vs. $649,750)
-Market time was up 4.2% (48 days vs. 50 days)

Real Time Real Estate...by the numbers.

In the Deerfield Single Family Home market (SFH), there are:

-21 homes for sale you know about (active)
-12 homes for sale you don't (private)
-31 homes under contract you know about (active)
-4 homes under contract you didn't know about (private)

Over the past six months, there have been 98 homes sold in Deerfield.

-Average Sales Price = $641,236
-Average Market Time = 31 days
-Highest Sales Price = $1,550,000 on May 1, 2023.

What's an underrated indicator of the real estate market?

The number of new listings per month.

Over the past three years, those stats have been way down on the North Shore.

Deerfield -29.8%
Highland Park -33.6%
Lincolnshire -32.2%
Northbrook -20.7%
Buffalo Grove -36.5%

Meanwhile, prices have remained very strong. The list price to sales price is no less than 97.9% in any of these areas.

Short answer, yes. Long answer, yes, but it depends on the hyper-local market.

How did I tame what could have been a wild and wacky weekend?

Step 1. Listed new property for sale with great pics, aggressive price.
Step 2. Set showing time frame to accommodate client, me, and public.
Step 3. Hosted appointments, answer questions, follow up with colleagues.
Step 4. Informed parties they have until set time, date to submit best and final offer.
Step 5. Reviewed offers, complete due diligence. Picked winner, signed, happy.
