-The average sales price was down 3.8% ($695,000 vs. $649,750)
-Market time was up 4.2% (48 days vs. 50 days)

What's an underrated indicator of the real estate market?

The number of new listings per month.

Over the past three years, those stats have been way down on the North Shore.

Deerfield -29.8%
Highland Park -33.6%
Lincolnshire -32.2%
Northbrook -20.7%
Buffalo Grove -36.5%

Meanwhile, prices have remained very strong. The list price to sales price is no less than 97.9% in any of these areas.
