July’s market numbers tell a pretty clear story: buyers are still active, but inventory remains tight—especially in Chicago.

In Lincoln Park, attached homes saw prices rise while days on market dropped significantly, a strong sign that well-positioned homes are still moving quickly. Across the city, inventory for attached homes also declined while median prices increased.

Nationally, sales softened month-over-month, but home prices continued to climb year-over-year. That combination—fewer choices, higher prices, and continued buyer demand—means strategy matters on both sides of the transaction.

For sellers: pricing and presentation are still key.
For buyers: being prepared to act quickly can make a real difference.
