As we enter the spring selling season, I'm reflecting on a conversation I had yesterday with first-time homebuyers, Sarah and Michael.
"We love this house, but what about these interest rates?" they asked.
I shared my perspective: While we all wish rates were lower, waiting for them to fall significantly could mean missing out on the right property in today's competitive market. Remember, you can always refinance if rates drop, but you can't go back in time to purchase the home that got away.
Case in point: Last April, I helped the Johnsons purchase despite their rate concerns. Last month, they called to thank me - not only had their home appreciated 7%, but they're now in the process of refinancing at a slightly better rate, improving their monthly payment.
In my 12 years in this industry, I've observed that successful homebuyers focus on finding the right property first, knowing that financing can evolve over time.
What's your perspective on the spring market? Are you waiting for rate changes or ready to make your move?
