One thing always gets me about Memorial Day. Medal of Honor recipients…Ask any of them why they wear it and you get the same answer every time. They wear it for the ones who didn’t make it home.

Rough day to be a Zillow scroller.

MRED just yanked Chicago listing data off Zillow and Trulia. About 43,000 homes. Gone from the app overnight.

Two camps in this market right now.

The scrollers who window-shop Zillow at 11pm and call themselves “looking.” And the buyers who actually have a lender, a plan, and an agent feeding them live MLS data.

First group is having a morning. Second group hasn’t noticed a thing.

📣📣Gather Round, Story Time📣📣

Let me tell you about a condo on Cornelia.

2 bed, 1 bath. Maybe 900 square feet. Vintage building, nice rehab, updated finishes. Nothing flashy. Listed Wednesday at $400,000.

By Friday morning they stopped taking showings.
Not because it sold. Because the offers were already stacking up and they didn’t need more people walking through. Sellers can sign only one.

I’ve been selling in Chicago for 13+ years. A place like that used to move at $250k. Off Ashland, Lakeview/ SP Corridor adjacent, cute but nothing special. Four hundred thousand dollars with a bidding war on top of it. My guess? 450k.

I’m struggling to fully get my head around this market right now. Not because I don’t understand it. I do. Low inventory, high demand, buyers willing to waive everything just to get a contract accepted. The data backs it up.. and so many factors creating this market. A recent article noted that roughly 70% of homes in the Lincoln Park/Lakeview/Wicker Park corridor sold over asking in the past month.

And here’s the part that really gets me. The usual fallback is “just rent for a while.” Wait it out. Let the market cool. But rents in Chicago aren’t giving anybody a break right now either. You’re paying through the nose either way with dynamic pricing and hikes. Buy and fight 10 other offers, or rent and hand over a check every month with nothing to show for it. Neither option feels great. That’s just the reality of living in this city and burbs right now.

As an agent who gets paid when people buy and sell, I’m not sure I’d even recommend jumping in right now. Sure, make money on the sale, but lose in the buy….but if you have to move or can’t stand where you are, let’s talk.

Super tough market with a lot of new agents. If you’re buying or selling, you need someone who knows how to win in this. Not just compete. Win. I’ve done it in markets like this before and my clients will tell you exactly that. Go check my reviews. The receipts are there.

Hired a real person to create my new logo.

I know, wild concept in 2026.

Look, I use AI. Not going to pretend I don’t. But I try to use it the way you’d use a calculator. A tool. Not a replacement for actually knowing what you’re doing. There’s a difference between using a resource and just outsourcing your brain. Data centers and resource usages are real issues.

My brand and content aren’t something I’m handing off to a machine, and that line in the sand is drawn today.

A logo is the first thing a stranger sees before they decide if they trust you. And in real estate, trust is the whole product. I wanted someone who could sit with me, ask the right questions, and actually get what Chris Miller Homes is supposed to feel like.

So I called my good friend Jason Elkins at Three12Design. We’ve been working together for 17 years. Had real conversations, and what you’re looking at came out of that.

Everything I do in Chicagoland is built on being straight with my clients. If I’m asking you to trust me with the biggest financial decision of your life, I can at least show up real from the very first impression.
