The smartest money in Chicago right now isn’t waiting on new construction cranes. It’s quietly buying up existing infrastructure and changing the use.

Case in point: The City Council just approved a $68M plan to convert the 221-room Sonesta extended-stay hotel at 201 E. Walton into 221 permanent residential apartments. No deep-floorplate office layout headaches. No waiting three years for ground-up construction costs to make sense. Just an efficient, institutional pivot to where actual demand lives.

Streeterville doesn’t need more transient hotel keys; it needs permanent residents who invest in the neighborhood fabric. Construction starts this December, turning temporary keys into permanent addresses by mid-2027.
