Buying your next home before selling your current one doesn't have to be an either-or decision.

One of the biggest misconceptions I hear is that you have to wait until your home sells before you begin planning your next move.

In reality, the strongest transitions often happen when both timelines are thoughtfully mapped out together.

That may include preparing your home for market before you're ready to list, exploring financing options that create flexibility, or beginning with a Compass Private Exclusive to test the market while prepping your home or keeping your plans more discreet.

Every move is different.

Some clients buy first. Others sell first. Many do both at the same time. The right sequence depends on your financial goals, your comfort level, and the current market.

One of the questions I'm asked most often is:

"Should we renovate, or should we move?"

Before you can answer that, you need to know what a quality renovation actually looks like.

The term "fully renovated" gets used often, but it can mean very different things.

Fresh paint, beautiful stone, and designer lighting are easy to see. The real value is usually behind the walls.

When I walk through a renovated home with clients, we're looking beyond the finishes. We're asking questions like:

• Was the layout thoughtfully improved?
• Were the plumbing, electrical, HVAC, and windows updated?
• Is the quality consistent throughout the home?
• Does the flow make everyday living better?

A home can photograph beautifully and still require significant investment a few years down the road.

Whether you're deciding if it's worth renovating your current home or buying one that's already been updated, understanding where the money was actually spent can save you thousands and help you make a much more informed decision.

That's why I encourage my clients to look past what's pretty and focus on what's well done.
