Sold off-market. Full ask. Two showings.
The seller wanted an ambitious number for Budlong Woods.

Listing publicly at an ambitious price is a gamble. If the market doesn’t bite, you end up cutting the price with stale days piling up for everyone to see.

So I tested it privately first — through Top Agent Network, an invite-only network of the top agents in the market.

That put the building in front of the exact people who buy North Side multifamily. No public listing. No risk to the seller’s position.

It closed for the full ask. Two showings. Never hit the open market.

One more thing happened along the way:
The City’s zoning cert came back labeling this legal three-flat a two-flat after a neighborhood downzoning. I don’t wait and hope those things resolve — I brought in a specialist and had it corrected in two weeks.

That’s just how the work gets done.

Everyone is okay. Healthy, safe, and home.

The day after this picture was taken, While on a trip with my family to Costa Rica, Jacki and my sister Emma were involved in a vehicle accident that required medical evac. They were injured, but thankfully everyone is now home and recovering.

I’ve been fairly quiet while catching up on work and life, and with the volume of messages and offers of help, it felt easier—and more sincere— to say thank you all at once rather than trying to respond individually and risk missing anyone.

The check-ins, help with Mason, off to bring meals, and support means more to us than we can say.

Thank you as well for the birthday wishes, and apologies for missing the chance to wish many of you happy holidays.
