1. Your first step is to talk with one of our preferred lenders so that you are aware of how much of a loan you can qualify for. Looking at homes without a price point can be overwhelming. Getting your pre approval from the lender smooths out the process. The lender can also check if there are any first time home buyer programs you qualify for.

2. If you haven’t already, decide which neighborhoods you are interested in and check them out! It’s a good excuse to check out the local eats and other things that may be of interest: bike trails, parks, shops, schools. Consider the things that are important to you: walkability, school district, proximity to shops/restaurant/work. Don’t forget to talk with us, your realtors, about what type of housing you are interested in also. Condos, townhouses, and some communities have monthly HOAs that you need to consider in your budget.

3. Make a list of things that are a must for your home. You can bring the list for each property and tick off your boxes as you view the property. You can also write detailed notes alongside your list so you can revisit it at a later time. (Keep in mind showings are usually short, and you don’t always think of everything on the spot!)

4. Pick your top 3 properties and come back! As I mentioned above, there maybe make it or break it items that you won’t see the first time. This could help you decide between your favorites faster!

5. Once you picked a property to put an offer on, and the offer gets accepted, make sure you don’t skip out on the home inspection! This report will give you insight on the condition of the home. As far as cosmetics go, you can always ask us for a rough estimate on cosmetic items you may want to change! We also have a handful of referrals for a quick quote for remodeling and renovation.
