News from Mansion Global: The design world is over contemporary minimalist kitchens. Warm, rustic rooms featuring reclaimed wood, Shaker cabinetry, apron-front sinks, and antique brass, among other traditional elements, are seizing the spotlight in the heart of the home.

“People are moving away from the all-white, super-sleek kitchens and looking for something that feels less ‘all new’ and more lovingly layered over time,” says Krystal Reinhard of Old Soul Design Studio in West Chester, Pennsylvania. Reinhard says country-style kitchens offer character, unlike their more contemporary siblings. Clients want their space to feel lived-in and timeless.

So let's talk before you do a kitchen reno! [email protected]

Which homes are selling at a premium? That spare room on the main floor. The finished basement with a kitchenette and its own entrance. The bonus room you’ve been using for storage.

To you, it’s extra space. But to a growing pool of buyers, it’s the reason they’d pick your house. Here’s why...multi-generational homebuying is on the rise. As Danielle Hale, Chief Economist at Realtor.com, explains:

“This is a market where people are adjusting and showing up rather than giving up. Sellers are meeting the market with more realistic asking prices, which is helping deals get done.”

Housing update: The share of cash sales during the first four months of this year was 31.4%, down from 32.3% during the same period a year ago, for both new and existing homes. Buyers using mortgages are getting a boost from cooler prices, higher inventory and less confidence among sellers. Total home sales during that same period were down 8.5% year over year, but the number of cash sales fell 11.2%. [email protected]

Cook County has now confirmed that second installment bills are available online and are expected to be mailed by September 1, 2026, with payment due October 1, 2026. Taxpayers should be aware of the revised schedule when planning for payment, particularly owners and managers of commercial properties who may need additional time to coordinate tax payments, lender escrows, or tenant reimbursements. The housing market is in a bit of a holding pattern. Demand is inching lower and supply is inching higher as buyers and sellers grapple with near-7% mortgage rates and persistent economic uncertainty.

So what’s the smartest way to navigate a market like this?

Sellers: Get your price right from day one. Home prices are holding steady nationally, but price reductions are becoming more common. Phased marketing can help you test the market before going all-in.

Buyers: More inventory means more choices—and more negotiating power. If you’re waiting on the sidelines for rates to fall, remember: You’re not the only one waiting. If rates dip, competition may come roaring back.
