Hello, Fall! 🍁 Get cozy and dive into these Chicago real estate market fast stats:

•2,205 properties were sold in the City of Chicago in August 2023. This is an 6.3% decrease from August 2022.
•The median sales price in the City of Chicago for August 2023 was $330,500, a 4.9% increase from August 2022.
•The City of Chicago saw listings average 52 days on the market until contract, which is a 8.3% increase from August 2022.

🔥 Market update! 🔥

Mortgage rates fell slightly following the Fed’s recent decision to raise its benchmark short-term interest rate by a quarter percentage point this month, its 10th interest rate hike since March 2022. According to Freddie Mac, the 30 year fixed-rate mortgage averaged 6.39% the week ending 5/4/23, up from 5.27% a year ago.

In Chicago, inventory is down 23.9% compared to this time last year. Closed sales are down 37.1%. Market time is up 26.2% for an average of 77 days.

Walking into fall like…

Here’s the lowdown- Housing inventory is finally creeping up but is still nowhere near pre-pandemic levels. Currently, in the Chicagoland area, inventory is down 34% from this time in 2019 while sales are up 63% from that same period.

To ensure a transaction makes it across the finish line, buyers must anticipate some increase in rates, and sellers must look beyond offer price to the financial viability of prospective purchasers.
