My sellers originally purchased this condo with me back in 2020. We first met through an open house at a new construction property I was representing, and overs the years I’ve had the opportunity to help them through multiple chapters of homeownership. From selling their previous home to a developer, to purchasing this condo on Palmer, and now helping them make the move to the suburbs. 🏡

Last year, before they were even ready to list, we started planning ahead. We captured exterior and view photos in early fall for the best seasonal views, then spent months prepping, decluttering, and strategically timing the market.

Once they went under contract on their new home in the suburbs, we finalized interior photos, video, and 3D tour.

Because they needed very specific closing and post-close possession dates, we priced strategically to create maximum exposure and attract the right buyers.

The result?
11 offers
Every offer accommodated their ideal timing
Closed $92k over asking ‼️

This market has been wild! If you’re a buyer you most likely (hopefully) have heard that homes are selling for 10-20% over asking with at least 10-15 offers on the table.

The lesson?
It’s not just about how much you offer. It’s how well your offer is put together.

The buyers getting accepted are the ones who come in prepared, decisive, and backed by owners lenders who can move quickly. Their offers feel clean, strong, and LOW RISK to the seller!

This often looks like:
Faster closing timelines
Flexible possession options
As-is or minimal inspection requests

And beyond the paperwork..understanding the sellers priorities is HUGE!

When I work with a new buyer I’m hyper alert of how I’m communicating because I know communicating the right way can change the outcome! 💯
