You closed on your dream house, you popped the bubbly and you ordered pizza to celebrate…and BAM!

The roof springs a leak, the dishwasher throws a tantrum, and you feel drafts coming from the windows.

Yep, welcome to the reality of homeownership.

Even with inspections, things slip through the cracks. Home inspectors can’t see behind the walls (can someone invent that though?) and even the most experienced professionals make mistakes.

So, what do you do when your dream home feels more like a nightmare?

Take a breath. Panic won’t fix anything. Step back and assess the situation. Is it a minor hiccup or a major disaster?

To figure it out, follow these steps:

1. Call your realtor, who can contact the listing agent. They might have insight or knowledge of previous issues.

2. Consult your attorney. For large-scale problems, legal advice is crucial. But for smaller issues, weigh the cost of litigation vs. just fixing it. In some cases, the cost of hiring an attorney for mediation or litigation can exceed the cost of repairs — or it might simply not be worth the headache.

3. If you’re buying an older home, consider a home warranty. A good warranty can be your saving grace, covering unexpected repairs during the crucial first year. In some cases, you might even be able to negotiate into your contract that the seller pays for the first year.

And don’t forget to document everything! Take photos, keep receipts, and maintain a timeline of communication. It’ll be invaluable if you need to pursue legal action and to prevent issues from happening in the future.

The key is to stay calm, prioritize the problem, and take action based on the severity.

Want the sellers to accept your offer? You HAVE to do this first ⤵️

PLAY IT COOL.

Here's the deal: when you're at a showing or an open house, you need to play your cards close to your vest.

Let's say you walk into a beautifully renovated home that fits your budget, and not only does it check every box on your must-have list, but even a few on your nice-to-have list.

What you don't want to do is start gushing about how much you love everything you see. Not to me, not to your partner and definitely not to the listing agent!

If the seller knows how much you love the property, you're going to lose your negotiating power when you submit an offer.

While you can of course point out features that you like, the best way to show the seller that you're interested is by submitting a smart and strategic offer, -- and I can help you do that!

But while you're in the house, do your best to play it cool so you can have more leverage and snap up that dream property.

Dreaming of a home makeover? Let's get real before you start knocking down walls.

Here are 5 things you need to know:

1. Patience is key. No matter how carefully you plan, you should always expect delays and be ready to adjust your expectations accordingly.

2. Know your budget. Builder quotes often only cover labor. You'll need to factor in material costs, permits, and unexpected expenses to avoid financial surprises along the way.

3. You're going to have to be your own project manager. Contractors will need your input throughout the process, so be sure you're available to answer questions and make quick decisions.

4. Expect the unexpected. Things rarely go according to plan. Be prepared for minor hiccups and know that you may have to adjust your schedule and/or budget accordingly.

5. Research and find a qualified contractor you trust. Don't forget to get multiple quotes and compare them carefully.

Is it spring yet?

Selling your home in the winter time can present some unique challenges, especially when you wake up on open house day to snow, ice or that always-fun "wintry mix."

Here's how to make your home shine, even with two feet of snow outside (yuck!).

-Clear the walkways and driveways to ensure potential buyers can get to and from your home (yes, I've shoveled more walkways at listings than I can count!).
-Decorate your porch with winter-themed accents like pinecones, wreaths, and lanterns. Don't forget to open curtains and blinds to let the sun in so they can see why you have loved your home.
-Cozy up the living room with blankets, throws, and fluffy pillows. Light candles and fireplaces to create a sense of comfort and relaxation.
-Bake cookies for potential buyers to enjoy during showings -- there's no shame in slice and bake! (it will also make your home smell amazing).
-Feature quaint reading nooks with warm blankets and lamps or set up a home gym or playroom to show how versatile your space is.
-Make sure there are doormats at entryways to keep floors clean and use light-colored rugs to brighten up the space and reflect natural light. We can also provide booties so buyers don't track dirt and mud throughout!

Here are a few more tips that I give my winter sellers:

1) Offer flexible open houses to accommodate potential buyers' schedules.
2) Consider virtual tours and online marketing to reach a wider audience.
3) Be prepared to answer questions about shoveling and snow plowing in the neighborhood.

Among the benefits, you can work with architects and builders to design a space customized to your lifestyle, new construction homes are often built with the latest energy efficiency standards and smart home integrations, and you won't have to deal with the unknowns and potential issues that can arise in older homes during renovations. You start with a clean slate.
