As we approach the end of summer, we’re seeing a subtle but important shift in the U.S. housing market: new home listings have ticked up by 1.2%, reaching their highest point in three months. At the same time, pending sales have dipped 1.3%—their lowest since March. The median asking price eased down just 0.1%, even as the median sale price is still up 1.8% year-over-year, all set against the backdrop of rising mortgage rates and ongoing economic uncertainty.

What Smaller U.S. Homes Could Mean for Buyers
Over the past decade, we’ve seen a notable transition in the U.S. housing market: the average new single-family home sold has downsized from 2,700 to 2,400 square feet, yet the price per square foot has surged by approximately 72%. In 2025, one in four new single-family homes sold measured under 1,800 square feet—a significant shift from one in six just ten years ago. Meanwhile, the prevalence of larger homes (3,000 square feet or more) has diminished from about one in three to just one in five. Builders are responding to rising land, labor, and material costs by designing smaller homes, helping to keep options accessible as mortgage rates hover around 6% to 7%. For those entering the market or working within a budget, these more compact homes can make down payments and monthly costs a bit more manageable, even as the higher price per square foot underscores the ongoing affordability challenge.
