If you’re deciding between staying in Chicago and moving to the near western suburbs—or selling in the near western suburbs and moving to Chicago—you shouldn’t have to choose an agent who only understands one side of the decision.

Your budget, priorities and timing may look very different in each market. And when you’re selling in one area and buying in another, those aren’t really two separate transactions—the timing, financing and contingencies all need to work together.

I’ve spent years working across both Chicago and the near western suburbs, building relationships and helping clients compare their options clearly.

That doesn’t mean I’m here to convince you to leave the city or move to the suburbs. Sometimes staying in Chicago is the right answer. Other times, moving to the suburbs—or moving back to the city—may make the most sense.

One of the biggest questions I get from homeowners thinking about making a move…

“How do I buy another house when I still have to sell this one?”

Buy first? Sell first? Make a contingent offer? Try to line everything up at the same time? 🤷‍♂️

Truth be told, there isn’t one right answer. It depends on your home, your finances, the market and what you’re trying to accomplish.

The important part is understanding your options BEFORE you assume moving is going to be too complicated.

It's easy to plot and procrastinate on styling an empty wall. (For one thing, there are so many possibilities!) Should you measure? Probably. Arrange your photos and items ahead of time? Sure. But the most important part, even more important than getting your photo wall picture perfect?

I sold this home for my sellers, and the first time I saw this wall, I had to stop and look twice.

It wasn’t just painted. It wasn’t decorated. It was covered in stories…

And it made me wonder: If these walls could actually talk, what would they tell us?

Who lived here 50 years ago? 75 years ago?

What decisions were made around the kitchen table? What celebrations happened here? What changed inside these walls while the world outside was changing too?

That’s one of the things I love about older homes.

We may know when they were built, how many bedrooms they have, and what they’ve sold for over the years.

But we’ll never know all the stories.

And maybe that’s part of what makes a home so interesting.

Of course, if YOUR walls have recently started whispering, “I think it’s time to sell…” 😂

One of the easiest ways to add value to a home might be sitting right underneath your feet.

This wasn’t a traditionally “finished” basement…and we weren’t going to spend tens of thousands of dollars trying to make it one.

Instead, the sellers and I looked at what was already there and figured out how to make it feel like actual USABLE space.

Some paint. Rugs. Furniture. Better organization. A kids’ play area. Workout space. Art/homework area.

Nothing crazy.

But suddenly a buyer isn’t walking downstairs and seeing an old basement.

They’re seeing possibilities.

And THAT can make a big difference.

Sellers sometimes think they either need to spend a fortune finishing a space…or just leave it alone.

There’s a whole lot of room in between.

It’s also why I love walking through a home with sellers BEFORE they start getting it ready for market.

Where can we spend a little and make a big difference? What DON’T we need to spend money on? Where is there hidden value a buyer might otherwise walk right past?

You don’t always need a massive renovation budget.

Sometimes you just need to look at the space a little differently.
