Two key reports on home prices in September were released:

One focuses on major city areas (S&P Case Shiller HPI) and another looks at the entire country (Federal Housing Finance Agency - FHFA HPI).

The city-focused report showed a 0.2% monthly increase in home prices, while the national report indicated a larger 0.6% increase, both slightly lower than the previous month's numbers.

Looking at the bigger picture, home prices seem to be steadying after a recent slowdown and slight decline earlier in 2023.

The FHFA's national report suggests a 6.0% increase in home prices compared to the previous year.

The FHFA's quarterly update also hints that the maximum loan limit for 2024 could be around $766,550, pending official confirmation.

Insight into the Market:
The housing market is showing signs of stability after a period of slowing down and some price drops earlier in 2023.

The difference in monthly price changes between city-focused and national reports highlights how smaller city areas can have more price fluctuations.

The FHFA's indication of loan limits gives us a glimpse into the lending landscape for the next year, impacting consumers looking to buy homes.
