Fed’s Rate Drops 🤔

What does the recent rate drop mean for Contractors:

As co-owner of a Woman Owned - Minority Owned & Family Operated licensed General Construction firm - I see the benefit of the lower rates in the development sector. Projects previously on hold can now move forward.

Increased developments, new opportunities for investors at lower rates, increased interests in renovation projects - especially with renovation tools like 203k loans - something we are extremely well versed in - by process & of equal importance - the paperwork! As a result a revitalized construction sector - pre Covid - is on the horizon.

What do the lower rates mean for CRE Brokers:

The easy button answer which all CRE professionals can relate to:

Cap Rates

Cap rates have risen by approximately 2% since the Feds clenched the rate cycle, & they are expected to decline as rates fall.

Spreads are literally adjusting & remaining relatively stable. No asset classes are experiencing negative spreads - as of the end of Q2.

A wider net to access to capital & increased competition can result in lowers spreads comparatively to what’s typically expected because of the maturation & expansion of assets classified as commercial real estate investments.

What do the lower rates mean for CRE Investors:

Looking into 2025 - borrowing costs loosened grip & easier access to capital makes this a playground for the seasoned & lightly sprinkled investors alike. Multi family & industrial are slated to see more competition. (source: iintoo digital)
