How are we already halfway through the year?

Here's the June R.E.P.O.R.T. of everything I'm into right now.

R – Reading:

Now that it's (finally) nicer weather, Jeff Lewis is my happy hour!

I'll be walking the 606 or working on my lawn and listening to an audiobook, or Jeff's podcast

E – Eating:

On birthdays and special occasions, you can find Max and me at Sakura Teppanyaki & Sushi in Lincoln Park. The best Japanese food and hibachi.

P – Preparing:

With spring market winding down, I'm preparing several clients for closing day (many right here in West Bucktown, and many who happen to be my closest friends!).

I also recently began professional coaching and I'm striving to have more balance and gratitude in my life this year.

O – On My Radar:

There's been a lot of talk in the neighborhood about supporting local businesses so I want to share a few of the ones you''ll find me at on repeat:

Wolf and Company for dinner or the olive oil martini.

Cermak Produce is my happy place for a quick grocery run.

Olivias Market has the best selection when you need to grab flowers at the last minute.

R – Recommending:

If you've talked to me in the past year, you know that I won't shut up about Rock Solid Chicago and I'm not going to stop anytime soon. I have a newfound passion for lifting heavy things and putting them down, and I owe it to my amazing friend Blair.

T – Thankful:

As we're wrapping up another school year, I can't help but do a little humble bragging.

I am SO proud of my son, but also freaking out about how quickly he’s growing.

These are the upgrades that matter.

I've toured hundreds of homes in my 17 (almost 18!) years in real estate.

These are the upgrades that actually show up in your sale price.

If you're thinking about selling in the next one to five years, save this. 🔖

1) Your front door. Color, hardware, and all. First impressions are doing a lot of work before anyone steps inside.

2) Hardwood floors or quality LVP throughout. Carpet in main living areas is one of the first things buyers mentally subtract from their offer.

3) Kitchen updates that aren't a full renovation. New hardware, updated countertops, and under-cabinet lighting move the needle without the price tag.

4) Neutral paint throughout. Buyers need to see themselves in the space. Your bold accent wall is not helping them do that.

5)Landscaping. Curb appeal accounts for more of your first impression than most sellers ever realize.

I see this happen more than people realize. A buyer comes in with the strongest number and still loses. And it's not bad luck — it's strategy.

Here's what winning offers have in common:

✅ The buyer is pre-approved with a local lender that the seller's agent already knows and trusts. In a competitive situation, that matters more than most people realize.

✅ The offer is clean. No unnecessary contingencies, no asks that make the seller nervous. Every extra line in a contract is a potential reason to say no.

✅ The closing timeline works for the seller — not just the buyer. Sometimes they need to close fast. Sometimes they need 60 days. The winning buyer asks first and then delivers.

✅ They don't lowball and counter up. They come in with their best number and make it easy to say yes.
