A little before & after from my own home 🌿

I bought my Lincoln Park home in 2014, and over the years my neighbors and I have slowly transformed our little piece of the block.

The last two photos are from 2020, when the parkway was completely overgrown and eventually stripped back to bare dirt. Since then, we’ve added hydrangeas and other landscaping, painted the existing fencing, added brick pavers and a little seating area, and used planters to soften the sidewalk and bring more greenery up against the house.

Being on a corner gives the home a lot of visibility from the street, so I’ve always loved the idea of making the sidewalk and parkway feel like an extension of the house — and hopefully adding a little something to the block in the process.

It’s become one of my favorite parts of my home — something I get to enjoy every day, coming and going from the house.

One of the things I love about Chicago is how much these little spaces between our homes and the street can contribute to a neighborhood. Who says you need a yard or grass? A few feet of city dirt can become a garden and completely change the feel of a home — and even a block. 🌿

1900 N Fremont has a new look. 👀

This historic home at Fremont + Wisconsin recently sold for $3 million, and the new owners have already given the exterior a dramatically different look.

Built in 1888, the brick had already been painted for many years, previously in a muted red/brown. It’s now been repainted a deep blue, completely changing the home’s presence on this prominent Lincoln Park corner while keeping its original architectural character intact.

It’s interesting how much a change in color alone can transform a nearly 140-year-old building.

Carmel-by-the-Sea → Big Sur —> 17-Mile Drive → San Francisco.

Good food, a lot of walking, incredible architecture, and views that somehow never get old.

Not a bad way to end August.

Some homes are designed to make a statement. Others are designed to feel like they’ve always belonged.

This Lincoln Park home gets so much right: the painted brick façade, arched openings, limestone detailing, divided-light windows, wrought iron balconies, flower boxes and slate-clad upper level.

But what I appreciate most is the intent behind the architecture. Every element feels considered, and together they create a home that feels timeless rather than tied to a particular trend.

New construction can still have character. It just has to be designed with it.

The Great Wealth Transfer may already be reshaping Chicago real estate.

I’ve seen buyers around 25 years old purchase $600K–$700K properties entirely in cash. I’ve seen buyers in their early 30s purchase $3M–$5M homes in cash.

Now consider what’s coming next: Gen X and Millennials are projected to inherit trillions of dollars in real estate and other wealth over the coming decades.

A lot of that money will inevitably find its way back into housing.

It makes me wonder what Chicago looks like 10 or 20 years from now.

If you want to buy a single-family home in Lincoln Park, Lakeview, Roscoe Village ,North Center or another desirable North Side neighborhood, will being a cash buyer eventually become almost a prerequisite?

We may only be seeing the beginning of this shift.
