Is the suburban market actually slowing down? Short answer: Not really. 🏠

I just crunched the February numbers for our Northwest Suburb staples like Arlington Heights, Buffalo Grove, Mount Prospect, Palatine, and Wheeling, and the "Days on Market" stat should be a wake-up call for anyone on the fence.

In Mount Prospect, the median time a home stays active is just 7 days. Palatine is at 9.

What this means for you: If you’re waiting for a "crash" or for inventory to suddenly flood the market, you might be waiting yourself right out of a home. We are still seeing less than a 1-month supply of homes across the board. It’s tight, it’s fast, and sellers are getting nearly 100% of their asking price.

The "Smart Friend" Advice:
Don't panic, but do prepare. In a market this fast, you need your pre-approval in your pocket and your "must-have" list finalized before you even turn a doorknob.
