Cook County Down Payment Assistance is Back for a limited time! Effective this week, certain lenders can offer up to 5% of the purchase price — up to $25,000 — to be used towards downpayment and/or closing costs for qualifying homebuyers purchasing in Cook County.

Some highlights and qualifications for this program:

1) It's not just for first-time homebuyers. You can even own another home at the time of closing, but the new home must be owner-occupied

2) There are generous income limits. Your maximum qualifying income cannot exceed $143,880 annually unless the property is in a Targeted Area (see your loan officer on how to determine).

3) It's a five-years, 0% interest second lien — 1/60th is forgiven each month with full forgiveness after five years.

4) There are no purchase price or loan amount limits.You can purchase using a conventional or FHA loan product.

5) Must have a minimum credit score of 620.

Funds are limited — just $8.3M — and when they are gone, the program will be retired for 2025. See me if you are interested and planning to close in the near future.
