One year ago today I was in California—doing an inspection, catching up with longtime clients who also friends, spending time with Elisabeth, and of course eating all the food we can’t get in Chicago. 🌴☀️🌮

It’s funny how a year feels so far away and like yesterday at the same time. So much has changed since then, but those little moments are the ones I remember most. Time really does fly

Big milestone today! Drywall is done and we passed inspection. 🎉 Now we’re waiting on primer and finally heading into the fun part. After 3,000 years, give or take. 😂🏠✨

I still need to get back over to Tina’s house, but she knows I’ve been knee-deep in my own renovation too.

The funny thing is, I remember the day I found her house. Just like so many of my clients, I was scrolling through listings and instantly thought, “That’s the one.”

People think it’s luck. It’s not.

After 30+ years, you start seeing things other people miss—potential, layout, location, value. Nine times out of ten, when I get that feeling, I’m right. It’s not magic. It’s a skill.

Now, if the listing photos turn out to be a complete catfish, that’s a different story. Then we go tour it, laugh the whole way through, and it ends up in a completely different section of my social media memories. 😂🏡

Meet Anthony. The man who insisted he needed a basement... until he bought a house without one. 🤦‍♀️😂

After what felt like 100 houses, countless showings, and enough opinions to fill a basement, he finally found “the one.”

I still don’t know why Anthony gets so many views on my page, but one thing’s for sure—he keeps things entertaining

Mold. A second floor I wasn’t convinced would hold me. More junk than a scrapyard. The previous agent and attorney dropped the ball, so guess who got the call? 😏 Sometimes getting a listing means doing the work nobody else wanted to do
