Most people only celebrate the ribbon cutting.

They rarely talk about the years of vacancy, boarded windows, stalled investment, and the question every community quietly asks:

“Will this corridor ever come back to life again?”

Today, we’re proud to say… it did.

This closing marks the final chapter of a redevelopment assignment that became much bigger than a real estate transaction for us at MoHall Commercial & Urban Development.

Over the last several years, we’ve had the opportunity to help reposition and sell more than 10 commercial properties throughout the Hazel Crest Arts District corridor. Many of these buildings sat vacant and overlooked for years. Some were considered difficult deals.

But we saw something different.

We saw future restaurants.
Future small businesses.
Future jobs.
Future tax revenue.
Future energy returning back to the community.

And now, every property in this portfolio has officially been SOLD.

That means new ownership.
New investment.
New redevelopment.
And a new chapter for Hazel Crest.

From blighted to rebuilt.
From vacant to activated.
From uncertainty to opportunity.

We got a call no commercial landlord wants to receive.

“My tenant just shut down.”

No notice. No backup plan.
Income dropped overnight.
And yes, this one required speed.

But speed without strategy is where most deals fall apart.

We moved quickly, but with intention.

We repositioned the center, launched an aggressive marketing push, and targeted tenants who could actually perform.

Not just to fill the space.
To strengthen the asset.

And we did not discount to make it happen.
We pushed rents above market and held that line.

The result:
Fully leased retail strip
Rents achieved above market
NOI increased

Leased faster than comparable spaces in the area

Filling a vacancy is one thing.

Protecting and increasing income under pressure is another.

2 years in the making.

MoHall Commercial & Urban Development first engaged ownership in 2023 regarding the sale of this funeral home. After careful timing and strategic positioning, we officially brought the asset to market in 2025 and secured an offer almost immediately.

Getting to the closing table required far more.
SBA delays. State licensing approvals. Extended timelines. Complex negotiations.

We’re proud to have successfully guided this transaction to a close and grateful for the insight gained into a highly specialized asset class.
