Now THAT is how you end a week!! 🙌

It’s been a busy one over here at On Point Services, and today was one of those Fridays that makes you sit back for a second and appreciate just how much can happen in a day.

🏡 Launched our 4th new Listing of the week
📝 Sent out another set of Listing documents
🎉 Received 3 Accepted Offers today
🔑 Celebrated 2 Closings
✍️ Helped prepare a counteroffer for another offer in the works
📂 And kept a whole lot of other Escrows moving toward the finish line

Busy? Absolutely. But this is the kind of busy I love.

I’m incredibly grateful for the Agents who trust me behind the scenes with their transactions and feeling pretty damn happy about this Friday. ❤️

Here’s to ending the week with some momentum!

Even the Forms Trainer still sits in class sometimes…📄😏

Final day of Mastering the RPA today and yes… I’ve taken this class more times than I can count. But every time I walk away learning something new, catching something I hadn’t thought about, or seeing the agreement a little differently. That’s the goal. Always learning, always growing!!

Also, shoutout to this week’s closings for sponsoring today’s coffee ☕ It was very much appreciated heading into day 3. 🫶🏼🙏🏼

Now back to class… and maybe opening an Escrow from my seat because the work doesn’t pause! 🧡💪🏼

MLS TIP TUESDAY!!! 🚨

Let’s talk about something that seems small… but can turn into a fine real quick... 😬

When you close out a listing in CRMLS, it’s important that concessions are reported correctly. One of the most common misses I see is when the Seller pays Buyer Broker compensation, but it never gets reflected in the concessions field.

Yes...this matters!
Yes...it’s a CRMLS rule!

If Buyer Broker compensation is paid by the Seller, it should be included as part of the concessions along with any Closing Cost Credits or additional Seller Credits.

And don’t forget the comments section. A quick note clarifying “Closing Costs + Buyer Broker compensation” or just Buyer Broker compensation keeps everything clear and compliant!

This is one of those small data entry steps that protects you from violations and helps keep the MLS police out of your inbox! 😉

Save this for your next closing and share it with your Office so nobody learns this the hard way.

🎂 Happy Birthday, On Point! 🧡✨

Five years ago, I took a leap.

Today? I’m celebrating something I built from the ground up… and I’m pretty dang proud of it 🧡

I love being a Transaction Coordinator.
Even when it’s repetitive.
Even when it’s chaotic.
Even when the emails won’t stop and the timelines are tight. 😅📑

But what I didn’t expect to love?
Being my own BOSS. Owning something that’s MINE. Growing into a stronger business owner, a contract nerd, and someone who knows her stuff… even when the nerves show up.

Five years.
Over 1,200 transactions closed 🤯
Countless lessons learned.
Plenty of chaos coordinated along the way.

And somehow… I still love it.

I believe On Point can leave a legacy.
I believe I can make my stamp on this industry.
Especially right here in Northern California 🧡

Five years in? I think I’ve earned the Chaos Coordinator title! 🧡😉

We’re only just getting started…🔥🧡

Happy 5th Birthday, On Point Services Co. 🎂✨

🎉 OPS Co. | 5 Lessons in 5 Days ✨

Year two was the “I’ve got this” era… followed closely by the “okay maybe I don’t have this that much” realization… 😅

I was still proud. Still excited. Still loving the work. But behind the scenes, I was stretching myself thin while learning what it actually meant to run a business.

That was the year I quietly hired an assistant. Most people never knew… and that was intentional.

Not because I was hiding anything, but because I never wanted Agents to feel like I was “too busy,” or that the work they trusted ME with was being passed off. My assistant was strictly behind the scenes. Uploads, admin tasks, support. And even then, I was still a control freak! 🙃

The truth? My systems lived in my head. I did everything by memory, habit, and instinct. I was the process. And trying to teach someone while managing the day-to-day felt overwhelming.

That experience taught me something I still carry with me today.

Lesson #2:
👉 Growth without systems isn’t scalable, it’s stressful!

Sometimes the lesson isn’t “do more.”
It’s “slow down, get clear, and build the foundation first.”

If you’ve ever tried to grow before you were ready, you’re not alone! 🫶🏼🧡

🚨 Chaos detected. Checklist deployed. 🚨

When paperwork starts flying, deadlines get loud, and someone says, “Wait… did we already send that?” that’s my cue. 😎📑

I’m the Chaos Coordinator behind On Point Services Co., keeping forms dialed in, timelines on track, and escrows compliant from contract to close. ✔️🖤🧡

📋 Forms Trainer (yes, I actually read them)
🗂 Transaction Coordinator
🔥 Professional chaos handler

Because smooth escrows don’t just happen, they’re coordinated.
And I like mine On Point.

Today, we don’t celebrate…we remember. 🎖️

We honor the brave men and women who gave everything so we could live free. 🇺🇸

I may not have lost anyone personally in service, but I carry deep respect for those who did, and for the families who live with that loss every day.

Their sacrifice is not forgotten in our home.
Freedom has a price, and we are forever in debt.

☕️Coffee, forms, contracts—same thing, right? Just another On Point kind of morning!

I was honored to teach the Fire Hardening & Defensible Space Disclosure form today at —thank you for having me! It’s always a privilege to share knowledge and help agents stay ahead of the curve.

By 11am I had already:
✅ Previewed a listing
✅ Opened a new escrow
✅ Taught a class

…and now I’m off to my next listing preview to keep the momentum going!

Spring market? Oh yeah, it’s HOT—and we’re loving it!

At On Point Services, we do more than just contract-to-close:
✨ Listing Management
✨ Education & Training
✨ Full TC Support from a C.A.R. Certified Forms Trainer and C.A.R. Certified Transaction Coordinator (that’s me!)

Let’s keep this market moving and those contracts on point.

🎉✨ Happy New Year! Welcome, 2025! ✨🎉

Here’s to a year of big deals, smooth closings, and fewer 10 p.m. “urgent” client calls! 🏡📱🤪 Let’s crush those real estate goals, dominate those listings, and maybe even keep our inboxes under 1,000 (okay, maybe 2,000). 💪📧

2025, we’re coming for you—lockboxes, late-night addenda, and all! Cheers to success, growth, and booming business! 🥂
