Even with a thorough home inspection, it can be difficult to really know what you're getting yourself into when buying a new house. Before you fall in love with the home of your dreams, it's important to make sure the basics are in good shape and that you're purchasing a property in good condition.
It's a smart idea to have an inspection (done by a professional) when buying a home, but as you are house hunting and touring properties, some red flags you may want to look out for early-on include:

1. Cracks in the foundation

2. A worn and old roof

3. Odd odors and smells - especially from mold.

4. Water damage

5. As-Is Properties - not all of them are bad, but they can sometimes be a little sketchy!

6. FSBO Properties - sellers are smart to use a real estate agent!

One of the most asked questions I hear these days is, “should I buy now or wait it out?”
You might be asking yourself the same thing. Is now a good time to purchase a home, or will it be better next year?

The truth is, we can’t predict (at least, 100% accurately) what the real estate market will look like down the road. But what do we know?

Many experts say mortgage rates are expected to rise and home values are looking to appreciate quite nicely. Buying now may be a good idea because interest rates are at a rock bottom, home prices are prediced to increase, and you can start building equity now!

If you wait to buy, you may face some financial letdowns. This might include, but is not subject to:

- Paying more for a house

- Losing the opportunity to build equity this year

- Having a bigger mortgage payment

- Putting more money towards a down payment

- Getting a higher interest rate for your home loan

Buying a home comes with many things to consider. That being said, if you find a home that meets your needs and you are financially and mentally ready to buy a house, I have great news for you! Buying now, rather than later, may benefit you financially and makes more sense than waiting it out!

Getting ready to meet some new buyers for a buyer consultation at the office! I know the real estate market is a crazy one right now, but I’m still helping buyers get their offers accepted! Houseplants seem to be ALL the rage these days! Adding a fun snake plant, a tall fiddle leaf fig, or any houseplant of your choice is a great way to bring greenery into your home and liven up your living space.
If you are a new plant parent, it can be a bit overwhelming to learn how to care for your houseplants to help them grow, thrive, and flourish. Thankfully, there’s no need to stress, because houseplants are typically pretty easy to care for!

Here are a few of my tips to growing happy and healthy houseplants.

1. BUY A MOISTURE METER

Using a meter to test the moisture of the soil will prevent underwatering or overwatering.

2. ROTATE EVERY TWO WEEKS

Rotating your indoor plants ensures they are getting an even amount of light, reducing uneven growth patterns and evenly promoting new growth.

3. ONLY WATER 1-2 TIMES A WEEK

Too much water = no oxygen to the roots, which will eventually rot the roots

Too little water = the roots will dry out, causing the plant to die Be sure to research the type of houseplants you have to figure out how often you need to water each one individually - all plants are not the same!

4. REMOVE BROWN OR DYING LEAVES

Cutting off brown or dead leaves encourages new growth, prevents the spread of disease, and improves the overall appearance and health.

5. FERTILIZE PERIODICALLY

Unlike outdoor plants, houseplants don’t have a regular source of nutrient replenishment unless you fertilize them regularly. It’s best to fertilize your houseplants during the spring/summer!

6. USE A CLOTH TO CLEAN/DUST OFF

Gently wiping down your houseplant leaves removes build up and keeps your plant babies looking clean and full of life

Social media can be misleading.⁣

We all tend to share only the highlight reel of our lives and work, without shedding light on the negatives.⁣

I'm certainly guilty of this – most of what you see from me are the cool houses I'm touring, how I love helping you with your real estate needs, happy client testimonials, and exciting closing day shots.⁣
But, today I want to share some of the REAL things that aren't always broadcasted:⁣

😫 Working with a client for weeks, just to have them use another agent for their transaction.⁣
😱 A close friend using another agent for a transaction.⁣
😢 Losing a listing appointment.⁣
😬 Dealing with a stubborn seller.⁣
😴 Staying up until 1 am negotiating an offer that doesn't go through.⁣

These are just a few of the tough things we deal with in this business.⁣

And while some days can be stressful and exhausting, I would not trade what I do for the world.⁣

Because what I get to do is SO special. I get to help families find their HOME – the place where they will come together, find comfort, make memories, and spend their lives. When you really think about it, finding a new home is such an important and monumental moment in a family's life. I truly feel so lucky to be apart of this moment with my awesome clients.⁣

Floating, built-in, corner, freestanding, hanging, open — so many types of shelves each beautiful in their own way! ⁣

They pose just one head-scratching problem: What in the world to put on all of them that’ll look pulled-together while keeping them functional?⁣

Two everyday items that’ll never lead you astray? Woven baskets and plants.⁣

Baskets are a simple solution when you need more storage. Place identical ones on any shelf to house books, remotes, charging cords, and other small items. Large baskets on lower shelves are perfect for stowing away extra throw blankets and pillows.⁣

Houseplants also solve almost any shelving conundrum. A few ideas:⁣

• A potted succulent on top of a stack of books⁣
• A snake plant on a fireplace mantel pop resting alongside treasured books, objects, and artwork⁣
• A trailing ivy on a top shelf to soften hard lines and produce a cascading effect⁣

And here’s the good news — when decorating shelves, nothing is set in stone! Play around with different arrangements until you step back and think, “Yes! That’s it!”⁣
