There’s more to life in Paradise, California than you might realize.

From parks and outdoor spaces to local restaurants, shopping and the small-town traditions that bring everyone together, there’s plenty to enjoy right here on the Ridge.

And yes, Paradise is still rebuilding after the 2018 Camp Fire. I’m always excited to see another restaurant open, a new business come to town or another option added to what we already have. The more people who choose to call Paradise home, the more opportunity there is for that growth to continue.

But in the meantime, there’s already a community here. There are places to eat, things to do, businesses to support and some pretty incredible outdoor spaces to explore.

So if you’re curious about living in Paradise, CA, this is a little glimpse of what everyday life on the Ridge actually looks like.

The same budget can look very different depending on which direction you head.

Paradise and Chico are only about 20 minutes apart, but the housing options aren’t necessarily interchangeable.

In Paradise, that budget may put you into a newer build, a custom home, or a property with more land. You’ll also see septic systems much more often, which comes with its own set of things to understand.

In Chico, the same price point can open up an entirely different mix. Older homes with character, established neighborhoods, newer developments, smaller lots, larger lots. There’s simply more variety in the age, style and location of the homes.

And that’s why I don’t think the question is always “Which town is better?”

It’s “What do I want my budget to buy me?”

More land? Newer construction? An established neighborhood? A certain style of home? Proximity to everything in Chico?

If you had the same budget in both, would you choose Paradise or Chico? And what would be the deciding factor?

August in Northern California ☀️🌲

A lot of open houses, broker tours, studying the market, creating content and, somehow, spending more time at the office than I do at my actual house. 😂

But August also looked like weekends in the Feather River Canyon, drives through Plumas County, time outside and another reminder of how much I love living in this part of California.

Real estate is a big part of what I do, but I also want this page to show you what it’s actually like to live here.

Paradise. Chico. Butte County. The mountains, lakes, rivers, small towns and everyday places that make Northern California feel like home.

Paradise has a much wider range of housing than people sometimes realize.

At $269K, you can find a smaller 2-bedroom home with a more manageable footprint.

Around $399K, that can jump to nearly 2,000 square feet with more room to spread out.

And around $899K, you’re looking at 3,300+ square feet, 4 bedrooms, 3 bathrooms and a pool.

Three very different homes, all in Paradise. It’s a good look at just how much your options can change depending on your budget.

Paradise vs. Chico: How much more land are we actually talking about?

Last week, I compared home prices in Paradise and Chico. This week, let’s look at what you’re getting outside the house.

Based on the averages I pulled:

Chico: 36,211 sq. ft. average lot, or about 0.83 acres
Paradise: 1.06 acres, or about 46,174 sq. ft. (CoolConversion)

That’s a difference of nearly 10,000 square feet of land, with the average Paradise lot coming in about 27% larger.

And that’s an important part of comparing these two markets. Purchase price tells you what a home costs, but it doesn’t tell you how much property comes with it.

For some buyers, a larger lot means more room for a garden, a shop, RV parking, outdoor living or simply more space between neighbors. For others, less land and less upkeep may be exactly what they want.

Neither is necessarily better. It’s about what you want your money to buy you.
