What’s happening in Real Estate Industry

There has been a number of legislative and civil activities in the real estate industry in recent times. The most recent BIG news is the fact that the National Association of Realtors, NAR, has agreed to settle on law suits that were brought against them for the practice of having the buyer’s agent commission negotiated by the listing agent and then specify that commission on the respective multiple listing service, MLS. As of July 2024, that practice will discontinue.

How will buyer’s agent get paid?

Buyer’s agent will soon have to negotiate their own commission with buyers. This represents a major shift in the real estate industry. This means a buyer’s agent will need to have an agreement with their clients, buyers, in order to guarantee payment.

Will this commission come from the proceeds of the sale as it now? This will be have to be determined.

What is a direct consequence of this move?

If buyers will have to pay their agents directly, then this will have a SIGNIFICANT effect on lower income buyers. At this point, buyers have to have down payment, closing cost and now the additional cost of buyers’ agents fees.

The end result of this change will increase the cost of real Estate and make homeownership a more daunting dream.
