More Homes Available: Opportunities Grow for Buyers
Having witnessed markets shift dramatically over my four decades in real estate, I find it notable that new home listings have just risen 0.4%, reaching their highest point since April. At the same time, total homes for sale are up 0.5%—a level we haven’t seen since May. Yet, despite this increase in available properties, pending home sales have dipped 1.1% to a six-month low, clearly reflecting the pressure many buyers feel from high costs and mortgage rates still hovering near 6.65%. When interest rates soared above 20% in the early 1980s, I learned firsthand how buyers and sellers adapt to challenging conditions. Today’s environment, while different, brings its own set of hurdles—and opportunities—for those navigating a real estate decision. My role is to help clients read these shifts and strategize, whether you’re considering listing or searching for your next home in our local communities.

Buyers Gain Unique Opportunities Amid Growing Inventory
After more than four decades guiding clients through every kind of market, I’ve learned that shifts in inventory can bring new opportunities—especially for buyers. Pending home sales across the US have reached a six-month low, but what truly stands out to me is the recent uptick in new listings and overall inventory. This change is giving buyers some rare negotiating leverage we haven’t seen in a while. While the median home price has increased by 1.9% to $400,649 and those higher mortgage rates are certainly affecting monthly payments, I’m now seeing certain markets where sellers are making more concessions and prices are beginning to soften. Navigating these nuances takes both experience and a nuanced approach to negotiation—something I’ve always prioritized for my clients, whether you’re buying your first home or making a strategic move in this evolving landscape.

New listings hit a four-year high
We’re seeing a notable shift in the US housing market: new listings have climbed 8%, reaching their highest level since August 2022. Active listings are approaching a more balanced market, though pending sales have dipped to a low point. Even with mortgage rates standing at 6.66%, affordability remains a concern for many buyers—especially as median home prices have edged up by 2.2%. Having navigated markets with interest rates far higher than today’s, I understand how these fluctuations can impact both buyers and sellers. With over four decades guiding families through changing markets across communities like Diamond Bar, Chino Hills, and Anaheim, I know every cycle brings its own opportunities and challenges. Whether you’re considering a move or simply keeping an eye on trends, staying informed is key to making confident real estate decisions.

The Housing Market Is Getting More Negotiable
Having navigated real estate markets since the early 1980s—when interest rates were nearly unthinkable compared to today—I’ve learned one thing: every shift brings new opportunities for both buyers and sellers. Right now, we’re seeing inventory improve across several areas, which means buyers have more listings to consider and less pressure to rush into offers. Homes that have lingered on the market or came out priced higher than what buyers are willing to pay are especially open to negotiation. Sellers are adjusting by offering concessions, repairs, and more flexible terms—sometimes even price reductions—to attract serious buyers. If you’re searching for a home, take time to compare your options and negotiate with confidence. For sellers, realistic pricing and strong terms are key to standing out as conditions evolve. After more than 40 years representing buyers and sellers in our local communities, I can say: thoughtful strategy and experienced negotiation matter more than ever when the market starts to shift.

Why Buyers and Sellers Are Stuck
Having started my real estate career when interest rates soared to nearly 21 percent, I’ve seen firsthand how shifts in the market can stall both buyers and sellers. Today’s higher mortgage rates are making many buyers pause, as monthly payments become harder to justify and more people decide to wait for better conditions. We’re seeing this reflected in pending sales—fewer house hunters are taking that next step to make offers. On the other side, many homeowners have locked in historically low mortgage rates and are understandably reluctant to move, keeping new listings scarce. The result is what I’d call a housing stalemate: buyers are searching for affordability, while sellers are holding onto their advantageous loans. Transactions have slowed across our communities, but having navigated challenging markets before, I know these cycles do shift—and opportunities can still be found with the right strategy and guidance.

The best and worst states for first-time home buyer assistance in 2026
After more than four decades helping clients navigate the ups and downs of the real estate world, I’ve seen firsthand how challenging it can be for first-time buyers to get their foot in the door—especially when it comes to those initial costs. Across the country, states take different approaches to assisting new homeowners: some offer generous forgivable loans and grants, while others limit help to repayable aid with stricter terms. These programs also vary in income limits and even include benefits like student debt relief in certain cases. Understanding the fine print and local opportunities is crucial. My experience negotiating in all kinds of markets—including those with sky-high interest rates—has taught me how important it is to match buyers with the right resources for their unique situation.

Chino - Most Expensive Homes of August 2026
Each month, I keep a close eye on Chino’s luxury market to ensure my clients have the most up-to-date perspective on high-end opportunities and values. For August 2026, the most expensive properties in Chino are setting a noteworthy pace, with the top listing at $2,000,000 (TR26056425) and several others closely following—CV26126692 at $1,999,999, CV26161241 at $1,650,000, and IG25247572 at $1,398,880, among others rounding out the top 15. Having represented buyers and sellers in Chino for decades, I recognize how rare it is to see such a strong lineup of upscale listings clustered in one month. Whether you’re exploring a move-up, relocation, or simply want to understand where your property fits into this evolving market, insights like these can offer valuable context. My commitment remains: providing clients with relevant, timely data so you can make decisions confidently—backed by more than 40 years of experience serving families throughout Chino and our neighboring communities.

What Buyers and Sellers Should Expect to Pay at Closing
After more than four decades guiding clients through the real estate process, I know closing day can feel overwhelming—especially when it comes to understanding the costs involved. Both buyers and sellers should be prepared for a variety of closing expenses: commissions, title insurance, taxes, assorted fees, inspections, and prepaid items. While some fees are set in stone (like taxes), others can be negotiated as part of your contract. Knowing which costs typically fall to buyers and which are the responsibility of sellers is key to a smooth transaction. Drawing on my experience helping families across Diamond Bar, Chino Hills, and surrounding communities, I always make sure my clients are well-informed and confident about what to expect when it’s time to close.
