This past week, the market saw the most CLOSED SALES in a week since early Spring 2025. Do you think this spike in number of closed sales is the result of dropping in early September?

With being somewhat flat this week, new listings down from last week, and new pending sales (ie, accepted offers) similar to last week, it seems we continue to see buyer demand across the county even as the number of homes for sale (total inventory) is down about 7% from last week.

What can we expect to see for property values and pricing in the coming weeks with increased buyer demand and a decrease of supply of sellers listing homes for sale?

Total new pending sales this past week suggests that buyer demand continues to be stronger this week compared to this time last year.

Meanwhile, while new listings have continued to increase week over week, we are still seeing less homes listed for sale than this time last year when buyer demand was less.

Total active inventory in County is down again this week, continuing the trend down since peaking 7 weeks ago in July 2025.

Reporting that are back up slightly after trending down to near 12-month lows seems to have spurred an uptick in buyer activity.

Some real estate search platforms are showing nearly 2.5x more active buyer searches compared to June 2025 in some San Diego County markets.
