One thing worth knowing before you go down that road: the buying process in Baja isn't a copy-paste of what happens here. Instead of holding direct title the way you would in the U.S., foreign buyers typically go through a fideicomiso — a bank trust structure that holds the property on your behalf. Different mechanics, but the fundamentals around getting the timing right still apply no matter which side of the border you're looking on.

My advice, honestly? Don't try to piece this together on your own by guessing. I work both markets — San Diego and Baja — in both English and Spanish, so you've got someone who actually understands both sides guiding you through it.

Can we talk about the elephant in the room? Rates near 7% have a lot of people convinced this just isn't the year to buy. I get why. But I'd push back on that a little.

Here's what's actually happening behind the scenes: builders have inventory sitting because fewer buyers are shopping, and that's forcing their hand. So they're offering things they weren't a couple years ago — knocking two points off your rate for year one, putting real money toward your closing costs, even throwing in design credits in some cases. It's not generosity. It's math. They need to close deals.

Resale sellers are in a similar spot. Less buyer traffic means more of them are willing to negotiate — helping with your closing costs, contributing toward a rate buydown, things that used to be off the table when homes were flying off the market.

What I keep seeing play out is this: the buyers who do well right now aren't waiting around hoping rates drop next year. They're using the leverage that's already sitting there for the taking.
