El mito del 20% de enganche ha mantenido a más personas rentando que casi cualquier otro “consejo” financiero.

Ni siquiera esa es la razón principal de donde viene la famosa regla. El 20% simplemente ayuda a evitar el PMI (seguro hipotecario privado), que generalmente agrega entre $150 y $250 al pago mensual, dependiendo del préstamo. Eso es todo.

Para muchos compradores primerizos, comprar con un 5% o 10% de enganche y pagar PMI durante algunos años puede ser una mejor estrategia que esperar 4 o 5 años para ahorrar el 20%, mientras los precios de las viviendas continúan aumentando.

Además, el PMI eventualmente desaparece cuando alcanzas suficiente equity en tu propiedad. Mientras tanto, tu casa puede seguir apreciándose en valor.
