As a Realtor with CENTURY 21 Affiliated (32+ years within the CENTURY 21 system) I've been asked this question many times. Simply stated, an Appraisal is an "inspection" of the property value for the financial institution comparing the subject property with comparable properties that have sold recently. A Home Inspection is a several hour inspection of all the major components of a property - electrical, heating/cooling, plumbing etc. CA DRE Lic # 01096893
