Bring a valid, government issued photo ID. This is required to sign your closing documents, so make sure it’s current and not expired.

Review your Closing Disclosure before the big day. You’ll receive this a few days in advance, and it’s worth comparing it against your Loan Estimate to make sure the numbers match what you expected.

Know how you’re paying closing costs. Most closings require funds to be wired or sent as a cashier’s check, and personal checks usually aren’t accepted. Your escrow officer will confirm the exact amount and method ahead of time.

Do a final walkthrough if you’re the buyer. This is your chance to confirm the property is in the agreed upon condition before signing is final.

Clear your schedule. Signing usually takes less time than people expect, but it helps to go in without a rush so you can read everything carefully and ask questions along the way.

Escrow paperwork comes with its own language. Here are a few terms worth knowing as you go through the process. 📄

Earnest Money is the deposit a buyer puts down to show they’re serious about the purchase. It’s held in escrow and typically applied toward the down payment or closing costs at closing.

Title Search is the process of confirming the property’s legal ownership history and checking for any liens or claims that need to be resolved before the sale can close.

Contingency refers to a condition that must be met before the sale moves forward, like a home inspection, appraisal, or loan approval. Contingencies protect both buyers and sellers along the way.

Closing Disclosure is the document that outlines the final terms of the loan, including costs and monthly payments. Buyers receive this a few days before closing so there’s time to review everything carefully.

Prorations are costs like property taxes or HOA dues that get divided between buyer and seller based on the exact closing date, so each party only pays their fair share.
