Day 1: The call. Orders are in. Timeline is 60-90 days. We establish what's possible and what needs to happen first. Pre-approval is the immediate priority — I connect them with a VA-specialist lender that day.
Week 1-2: Pre-approval comes in. Certificate of Eligibility confirmed. Now we know the real number. We start filtering neighborhoods by commute to base, schools, and budget.
Week 2-3: Virtual tours for properties that filter in. I do walk-throughs on their behalf and report back on condition, neighborhood feel, and anything the listing doesn't show.
Week 3-4: If they can visit — we do two focused days of showings. If they can't — we go virtual with video and detailed notes. Offer goes in when we're ready.
Escrow: I manage communication so they're not chasing updates from across the country. Every milestone, every document, every answer — I'm on it.
Close: Keys before the report date.
