Your mortgage payment is usually made up of WAY more than just the loan itself. 🤯

Most monthly payments include:

This is why a house that seems “in budget” online can end up having a much higher monthly payment once taxes and insurance are added in.

Prepaid costs… the part of buying a home that makes people say “wait, I thought I was done paying already” 😅

These are upfront costs for things you’ll owe anyway right after closing.

Common prepaid costs include:
• Property taxes (a few months upfront)
• Homeowners insurance (often 1 year upfront)
• Mortgage interest (from closing date to first payment)

Amount varies a lot, but this can easily be **a few thousand dollars** depending on the home.
