I always enjoy putting these together because I don't want them to feel like a generic “Realtor gift.” I try to include things that are useful, cozy, personal, and maybe even a little fun.

But the gift itself isn't really the point.

Buying or selling a home is a BIG decision, and when someone chooses to work with me, they're trusting me with a pretty important part of their life. There are a lot of Realtors out there, so I don't take that trust lightly.

These gifts are just my little way of saying thank you for choosing me, for trusting me, and for letting me be part of such a big milestone. ❤️

🍂 **Well, it's officially fall.**

Which means the leaves are about to fall, the furnace will be working overtime, and Central New York will eventually remind us who’s really in charge. 😂

Before we get to the *“Why is my house so cold?”* portion of the year, here's your friendly fall home-maintenance reminder:

🏠 Clean those gutters
🔥 Change your furnace filter & get your furnace checked
🚨 Test your smoke & carbon monoxide detectors
💧 Disconnect your outdoor hoses
🪟 Check windows and doors for drafts
🌳 Take a look at any trees or branches that could become a problem once we add snow and ice

None of this is particularly exciting. I know.

But spending a little time on it now is a whole lot better than discovering a problem in the middle of January. 😉

There’s a big difference between equity and net proceeds.

When you sell, there are expenses that can reduce what you actually walk away with—mortgage payoff, taxes, closing costs, concessions, repairs, and other costs depending on your situation.

That’s why I think sellers should look at the estimated net proceeds, not just the estimated value of their home.

Because “Your house is worth $400K!” sounds great.

But the more important question is:

“How much could I realistically walk away with?” 💰

If selling has been on your mind, let’s run the numbers before you make any decisions.
