The Final Walk-Through Is Where Most Buyers Leave Money on the Table.
It gets treated like a formality.
A quick run-through before the keys.
But this is your last chance to protect yourself before you’re legally bound to that home.
We’re not flipping light switches.
We’re confirming the home is in the exact condition you agreed to purchase.
Here’s what my buyers never skip:
☑️ Bring the inspection report + repair addendum
“It was handled” isn’t good enough. We verify every single item, with receipts, warranties, and documentation to back it up.
☑️ Check for any moving damage
Scuffed walls. Scratched hardwoods. Dented appliances. If it wasn’t there at inspection, it gets addressed before closing.
☑️ Run every faucet and flush every toilet
We’re checking water pressure, drainage, and leaks. Plumbing surprises belong before closing, not after.
☑️ Test the HVAC, heat and A/C both
In Washington State, this is non-negotiable. If it runs in summer, we still test the heat.
☑️ Open every window and door
Locks, screens, sticking frames. Small things, but they’re yours to fix once you close.
☑️ Test the garage door and remotes
Openers, sensors, and all remotes should be present and working.
☑️ Confirm agreed-upon items are still in the home
Appliances. Fixtures. Window treatments. If it’s written in the contract, it should still be standing in that house.
☑️ Take photos of anything that looks off
Your phone is your best tool here. Document first, ask questions second.
