Here’s the thing buyers forget 👇

• When rates drop, more buyers jump back into the market
• More buyers = more competition
• More competition = multiple offers and bidding wars
• Home prices will likely rise again as demand increases
• Waiting could mean paying MORE for the house later
• You can always refinance a rate… you can’t refinance the purchase price

Some agents wait for homes to hit the market.
I apparently turn into a neighborhood detective. 😂

Heather had one goal: get into a very specific neighborhood… one that rarely has homes available. So we waited patiently and stayed ready.

Then I heard through the grapevine that a home might be coming soon. I knocked on the door. No answer. Left my card. Heard nothing.

So naturally… I did what every determined Realtor does. I drove by every chance I got hoping to catch the seller outside. 🚗👀

And one day… there she was, sweeping her porch.

I pulled over immediately, introduced myself, and asked if the rumors were true. Not only did she confirm she’d be listing soon, but she shared her agent’s information AND graciously gave me a tour of the home.

Within 24 to 48 hours, Heather toured it, fell in love, wrote an offer, and we were under contract. ❤️

Today she’s officially in her forever home, in the exact neighborhood she dreamed about.

Moral of the story: persistence pays off… and no, I’m not above a little light stalking when my buyers have a goal. 😉

Bittersweet doesn’t even begin to cover this one.

Today I helped a neighbor close a chapter… and handed the keys to friends starting a new one. And if that doesn’t sum up what this business is really about, I don’t know what does.

To my seller, you’ve been more than a neighbor. You’ve been part of what makes this little pocket of the world feel like home. You will be deeply missed around here, no question about it.
