New Rental! 🏡🏘

Kelsey and I are pumped to be under contract and through inspections on a new single family rental. We had been looking hard for small multifamilies for about 8 months to no avail when this popped on the MLS. While it wasn’t exactly what we were looking for, the numbers looked great and we love the area (Madison Place) for rentals.
At this point the plan is to BRRRR it: buy, rehab, rent, refinance, repeat. I’ll explain more as the process moves forward, but for now we’re just excited to be back under contract!

Happy to have closed another off-market deal in Hyde Park! Was able to find a motivated seller and bring in a low-maintenance, cash buyer that executed an entity/drop down transfer to buy this 7 unit property. Happy and relieved to see this property finally close. We hit just about every snag along the way, but both buyer and sellers were patient and flexible through the process.

The buyer was a first time home buyer who got an owner-occupant (low money down) lown. She plans to live there for a year with the other three units offsetting her mortgage payment (called house hacking). After a year she can look to buy a new property and repeat the process, kerping this building and getting positive cashflow! This is a great way for anyone to get started in real estate investing! 🏡 ➡️ 🏘 ➡️ 🏢

These two were literally the EASIEST buyers to work with. They seemed to see the upside in every house, and their optimism never waivered even after losing out several times in multiple offers. This market is crazy right now, so it pays to have some staying power 💪🏼
