Cincinnati Market Update 🏡📊
Something shifted this week. After a month of the market slowly cooling, closings jumped back up. More than 500 homes closed this past week, the most in four weeks, and pending sales climbed for a third straight week. Fewer sellers cut their price than the week before, and more than twice as many raised it. Inventory tightened too. None of that is dramatic alone, but together it is the first week in a while the numbers leaned the other way.
Here is the part I found interesting. Nationally, more than 60 percent of buyers are now shopping outside their own metro, and nearly half of sellers are offering concessions to close deals. People are leaving expensive markets looking for somewhere their money actually works. Cincinnati is exactly the kind of place they land.
-For Buyers
There are still around 3,700 homes on the market, so you have options. But inventory pulled back this week and more homes closed than any week in a month. The good ones are moving again. Take your time on the wrong house. Do not take your time on the right one.
-For Sellers
Price cuts eased a second straight week and more sellers raised their price than at any point this month. Not a boom, but a better week than sellers have had in a while. The homes still cutting are mostly the ones that came on too high in July and are chasing the market down. Price it right on day one and you never join that group.
-Around Town
The Western and Southern WEBN Fireworks turn 50 this Sunday, September 6, and they are going bigger than ever. Launches from rooftops and bridges on both sides of the river, drone formations, and more than half a million people expected on the banks. If you have never watched it from the Ohio side, this is the year.
-Looking Ahead
Labor Day weekend pauses everything for a few days, then September picks right back up. If this week was the start of a turn, the next two will tell us.
