I wanted to jump on here to answer a question I hear asked all the time.
"Do we need a Realtor when planning to build a new home? They have reps there who can help."
This is very true, there are fantastic builder reps out there, representing the area builders.
But, who represents YOU as the buyer? In the heat of the moment with all of the excitement and overwhelming choices, your Realtor provides calm guidance, answers questions about contracts that you may not understand completely, negotiates on your behalf, works with the builder to ensure your best interests are met, inspections are done, attends all the walk throughs, selection meetings, Zooms, offers insight on financing to continue to represent you as the buyer.
It is no different than having a Realtor to help you find an existing home in any area.
And here's some news! There are builder incentives out there that are fantastic. Like 4.75% fixed interests rates....SAY WHAT?!? There are so many more that make looking into a new build a smart alternative choice in today's market.
Some local builders are running huge sales on market homes right now too, avoiding the longer timeframe to move into your new build.
