If you can buy before Spring and need to buy before August. Buy now. Otherwise maybe wait until the fall or winter of 22-23.
Have a project nearing completion and need to sell, maybe consider holding it off the market until April or May. How long would it take you to get another project or make up a 10-15% difference on that revenue.
On a house that last year would have sold for 250k, in theory it could sell for 275k or more now, and come the spring market (April or May) maybe as much as 300k or more. Anyone actively buying and selling for investment is seeing this trend play out in the real world. Also, based on forecasts, that same house May only be able to sell for that 275k mark come year end, or less.
Tough times for appraisers 😬
If Zillow's forecast model is right, the rate of home price appreciation is about to set a new all-time high.
