It's easy to fall in love with a house during a 30 minute showing.

But the house is only part of what you are buying. The street and neighborhood matter too.
Before writing an offer, I always recommend driving by the home at a few different times of the day.

☀️ 7 AM
See what your morning commute might actually look like. Pay attention to school traffic, buses, garbage trucks, and how busy the street feels on a weekday morning.

🏡 3 PM
This is when the neighborhood starts to come alive. Kids are getting home, people are returning from work, and more cars may be parked along the street. It could feel completely different than it did during your showing.

🌙 9 PM
This is the drive most buyers forget to make.
Is parking still easy to find? Are there enough streetlights? Can you hear barking dogs, loud music, or a lot of traffic? This gives you a much better idea of what an average evening may feel like.

One more tip: Drive through on a Friday or Saturday evening too. Weekend activity can tell you a lot about a neighborhood.

Paint colors can change. Floors can be replaced. Kitchens can be remodeled. But the street, the surroundings, and the neighborhood are part of the deal too. Make sure you love more than just the house.

Before you hire a Realtor, ask yourself one question...
How do I want to be treated?

There are a lot of Realtors to choose from, and I don't take that lightly.

When you hire me, you're trusting me with one of the biggest financial and emotional decisions you'll ever make. That's a responsibility I don't take for granted.

I believe buying or selling a home should feel informed, supported, and never pressured. That's why I believe in honest conversations, clear communication, and putting your goals ahead of everything else.

If you're thinking about buying or selling, or even if you're just not sure where to start, I'd love to be a resource.

I'd love to know... which "I WILL" or "I WON'T" statement stood out to you the most? Tell me in the comments! 👇

⛪️ This may be one of the coolest renovation projects I have ever gotten to follow.

One of my clients owns this incredible church building in downtown Cincinnati. Built in 1928, it is now in the beginning stages of a major transformation that will take about a year to complete.

The plans include:
🏠 Living space
💻 Offices
🎙️ A recording studio
🎨 An art studio

The original architecture, arched windows, colorful ceiling details, and character throughout the building are incredible. And as you can see, this is not a small renovation.

There is still a long way to go, but the vision for this space is seriously amazing. I cannot wait to follow along, watch it come together, and share the progress throughout the renovation.

Which feature would you be most excited to see transformed?👇

Thinking about selling your home in the next six months? You don’t have to wait until you’re ready to put a sign in the yard to start preparing.

A few things you can begin doing now:

🏡 Declutter one room at a time
🔨 Take care of small repairs you’ve been putting off
🎨 Touch up paint and freshen up your curb appeal
📄 Gather information about updates, warranties, and major home systems
📲 Talk with a Realtor® before spending money on major renovations

Not every improvement will give you a return when you sell. I’m always happy to walk through your home and help you decide what is worth doing, what can wait, and what buyers in today’s market will notice most.

Even if selling is still months away, it’s never too early to make a plan.

✈️ Did you know Bridgetown once had its own airport?

Western Hills Airport, also known as Frank Airport opened in 1929 and was the first airport in western Hamilton County.

The airport was located around what is now Eyrich Road, Neiheisel Avenue, Krierview Drive, and Lakewood Drive. It closed in 1949, and portions of the former airport property were later sold to home builders, including Brune-Harpenau. By the mid-1950s, much of the old airfield had become the residential neighborhood we know today.

This vintage Green Acres advertisement gives us a glimpse of what came next. Homes were advertised with prices ranging from $16,850 to $22,450, with five model homes available to tour and even a family swim club included!

It is pretty wild to imagine airplanes once taking off and landing where Bridgetown homes now stand and those home prices are just as hard to imagine today!

Which surprises you more: Bridgetown having an airport or the price of the homes?
