With school back in session things have changed, but how much?

Take a look at the chart and see!

We can see that the days on market are down and inventory is up. As a seller your list price is even more important now. All the summer hype has died down and buyer's are being articulate with their selections. When the price is right, the home will move quickly. If you come in at the top value be prepared for the home to sit a while. Generating foot traffic is key in the sale of your property in this season.

Within the last two months data has changed. You need an agent who keeps up with the market and can help you navigate accordingly. Throwing a number up and hoping it sticks is not going to work this winter.

With school back in session things have change, but how much?

A few weeks ago, I received an email that I thought was by mistake. It was an email stating I had sold a certain number of homes and had received an award. I do what I do because I love it, not for rewards and acknowledgment. I hadn’t even realized that I had sold over 3million in sales volume. This is the first reward I will receive and I am honored! Thank you all for your support and trust. I trully do this for you. I love helping people learn the benefits of owning a home or having an investment property. KNOWLEDGE IS POWER‼️🙌🏿🙌🏿

Last year was my first year as a full time agent and that being my main source of income. First I want to say God showed up and showed out for me!!!!!! He is the one who provides the increase!🙌🏿🙌🏿 I am greatful for the blessing of being able to sustain for my family and grow my business all in one. I owe it all to him!

As you all have read in previous posts, Sometimes in this business you turn client into friend. Then there are other times, that typically happen more often and you turn friend into client!

A few weeks ago I was able to guide a close friend (figuratively and literally😂🤣) to the closing table. They brought to my attention that they wanted to be done with the landlord business, and wanted to sell their rental property. My response was simple, Let's make a "real deal" happen!

And just like that, we did just that! This one generated traffic before it was even on the market! Had ourselves three offers before we went live. with our competitive price and excellent marketing, we were able to get over the asking price to keep this one quick and easy.

I enjoy making new friends in this business and showing the importance of protecting my clients; but when someone who knows you not only asks questions, but also trusts you enough to use you! That will always be an unmatched feeling!

It was a blast helping a friend step into a new phase in life and I am honored to be trusted with such an important decision!

Monday I had the pleasure of closing on a property with another client turned friend.

This couple had a bad experience with their agent and went out to find a new one. from that decision, they ended up finding me. and you all know the motto! I make "REAL DEALS" happen! So I got to work!

They had a very specific need and search criteria. I made sure that every home we saw was worth their time and fit that criteria. Checking room sizes, location, layout all before sending it their way. My clients needs are top priority and I make sure I listen and pay attention.

The search went on for almost two years, but in that time we saw maybe 6-7 homes. Then we found it! The perfect match for their needs! I sent it to them and we were some of the first to view it. Within a few hours on the market our offer was in.

The next morning we found out that there were other offers on the table. Although, we did end up winning the bid. NO, we were not the highest offer. I called the agent and let her know we could close this is two weeks, and my buyer isn’t looking to ask for tons of repairs. Our offer price reflects his opinion on condition and he is willing to fix things himself. Take that conversation and add my charm to it and you get a SIGNED CONTRACT💪🏿‼️

Sometimes it takes more than just sending your offer over, and I will do it every time for every client! I MAKE REAL DEALS HAPPEN!
