I am sooo happy for my clients and grateful for my closing this week. I was able to see a son take charge and navigate and drive his mom to help take care of everything involved with her purchase of her home. I also love firsts and this was the first time a dog attending a closing of mine, lol. I learned a lot from this deal and I love to learn, so I can become more knowledgeable for my future and repeat clients.

This made me laugh today...and this house in this market went off the market in 2 days due to an offer over asking price 😊.
Sometimes it is hard knowing a house that used to cost $150k is now worth $250k. I tell my buyers the great part is a lender will always send an appraiser to make sure they are never paying more than that house is worth. And as crazy as you may think the prices of the houses are now if you can wrap your head around the fact that in another 10 or 15 years the value of the houses will go up even more. Which is why buying a home is a great investment for anyone no matter what they pay. Even if for some reason the market drops the prices of homes, if you never sell during that time you will never loose. The key is to hold on during downtimes and if you have to sell, sell high. I am grateful that we finally closed on my clients property yesterday. They put in a lot of hard work achieving this goal of theirs. This was a tough one, but they never gave up and we finally made it to closing day !!! Congrats Patty and Bryan Broderick !!!

Here are 4 reasons why now is a great time to buy a house or sell and buy another house.

(1) The market is still calm. (It is starting to pick up)
(2) A buyer would not have to compete with a lot of other buyers.
(3) A lot of homes have a lot of equity in their homes due to Covid and the seller's market, so selling now would allow owners to use the equity towards a larger home or decrease in size to ranch style, retirement homes ( those in this situation can put away the extra money towards a 401k or some type of retirement fund).
(4) A seller looking to upgrade in house and purchase that perfect house would not have to compete when purchasing that perfect house and go way over asking price to win the deal and on the sell side they would be able to put that house they are leaving on the market and not have to wait a long time for a buyer to purchase it.
