There's a conversation I have with every seller before we ever talk about list price.

Ohio property taxes are paid in arrears — meaning at closing, the seller owes the buyer a credit for the portion of the past and current year the seller owned the home. It's called a tax proration, and on a $600,000 home in Hamilton County it can run $8,000 or more depending on the closing date.

If that number shows up for the first time on the closing disclosure, it's a problem. The seller has already done the math in their head based on the wrong figure. Expectations are set. Plans are made. And then a line item they've never heard of takes a significant chunk off the top.

That's why I cover it at the very start of the process — before we set a price, before we talk strategy, before anything. Knowing your real net isn't just useful information. It's the foundation every other decision gets built on.
