It's Monday and we're coming in hot.

‼If the agent you hired doesn't know the contract dates and deadlines, they are putting your money at risk.

Let's discuss a problem I've seen more than once: your agent submits a repair request AFTER the inspection period has ended.

This happened again recently. The buyer's agent submitted a repair request after the inspection period ended. The only problem? The contract states the request must be made during the inspection period window. The seller is no longer on the hook for any repair requests, and the buyer just forfieted their right to negotiate repairs.

Folks, the dates in the contract are not suggestions. 📆 It is our job to manage and track those dates. We're all human, but I've seen new and seasoned agents miss the deadline for submitting their repair requests, and do you know what that means? You've failed to protect your client and their money. The MAIN thing they hired you to do. Can the seller choose to negotiate repairs- sure! But that's not a risk you should be willing to take.

You are there to give peace of mind. Know your contract dates! Even if you use a transaction Coordinator, it's still the agent's responsibility to ensure those contracts and addendums are submitted in a timely manner.
